Quick Tips to Maintain Your Dishwasher

Work order requests regarding dishwasher issues are a frequent occurrence for us, so what follows is some quick tips on how to take care of your dishwasher. We encourage you to read the following as dishwasher issues that are deemed operator error may be charged to your tenancy per your Rental Agreement.

Dishwashers are not meant to scrub particles off of your dishes like TV commercials show. Here’s what professional vendors have let us know:

  • Dishwashers are only meant to finish the cleaning process. The hot water and dishwasher detergent may not get everything off your dishes, so to get a good clean you should scrub the dishes before placing them inside.

  • Not all detergents are created equal. Recently there have been a number of issues with the tablet/pod cleaning agents leaving behind a slime on dishes and clogging the drain. Before starting the dishwasher, run hot water in your sink allowing the dishwasher to start with hot water instead of a cold pre-rinse.

  • Soft water in this area causes the tablet/pod type detergents to not fully break down. Local experts recommend a maximum of 1 tablespoon of liquid dishwasher detergent specifically formulated for dishwashers. Never use dish soap or hand soap! Using cleaners other than dishwasher detergents will clog the drain with bubbles and won’t allow the machine to fully drain.

Your dishwasher itself needs cleaning now and then too! Here are a few tips to help it stay at its prime:

  • At least weekly, pull out the bottom tray inside the dishwasher and clean up any particles that might have come off your dishes. This will not only extend the life of the dishwasher but your dishes will also be even more clean when done.

  • Is your dishwasher a little smelly? Professionals recommend cleaning the interior of your dishwasher monthly by using regular household white vinegar. Place a cup or bowl upright on the top rack of your dishwasher with about a 75% vinegar and 25% water solution and run a normal cycle with no other dishes.

Finally, it is very important to run the dishwasher when you are home and before going to sleep. If your dishwasher clogs and causes water damage and you weren’t there or weren't awake and able to notify the office right away, it could mean repairing the extended damage will be a tenant charge to you.
